FM is organized into four main business units.

District Operations

Building and system maintenance, custodial, research support services, FM Call Center

Central Services

Waste, recycling, ReUse, Landcare, U Construction, specialty shops: design, locksmith, signs, hazardous materials

Energy Management

Utilities (electricity, steam, gas, chilled water, potable water, stormwater), engineering, energy efficiency, building automation

Office of Sustainability

Twin Cities campus strategy, culture, initiatives, reporting, programs, and projects

Strength: Dedicated, engaged, skilled, and experienced team members

FM has a tremendous team supporting the Twin Cities campus with exceptional training and development  programs. Our staff has strong institutional knowledge and a reputation for quality work.

Strength: Positive and productive partnerships across the Twin Cities campus and the system

FM has cultivated effective partnerships across campus and throughout the University system. The Facilities Roles Program is managed by FM which engages over 1,000 staff from academic and administrative units across campus including space, access, security, and communication.

Strength: Efficient and effective execution of daily operations and business strategy

FM has a formal business strategy that aligns work activities to strategic objectives, and formal work processes and operational metrics to ensure daily work is completed. Efficiency improvements are ongoing.

Strategic Opportunity: Align capital renewal and operating budgets with campus expectations

Based on facility condition assessments and our desire for a more efficient, reliable, and sustainable campus, significantly more capital renewal funds are needed. Operating budgets have been reduced to a point that campus community expectations of service levels must be further reduced to align to resources available.

Strategic Opportunity: Attract and retain a talented and diverse FM team

The competitive labor market and often lagging pay make it difficult to attract and retain top talent. FM is also challenged to manage the turnover of an aging workforce and to increase diversity in our team.

Strategic Opportunity: Accelerate campus wide initiatives through senior leadership endorsement

Systemic changes require direction, commitment, and endorsement from campus leaders. A few examples of current challenges include: consolidating and reducing campus space, adopting new construction and renovation standards for sustainability, reducing campus waste, and standardizing building components
